Top 5 Reasons to Live in Noe Valley

Hook–No-uh, No, No-eh, No-ee or No-e…how do you pronounce the name of one of San Francisco's favorite and most family-friendly neighborhoods? And what is it about living in Noe Valley that makes people who live there obsessed about it?

San Francisco is a City of roughly 100 neighborhoods many of which are on hills or in valleys. I would venture to say that the most popular valley in San Francisco is Noe Valley. What I don’t know is why. Let’s find out as I share my favorite things about this neighborhood and interview a friend who has lived in Noe Valley for more than a decade.

Noe Valley is a neighborhood that its residents are super passionate about. My office was there for a while and some of my favorite homes that I have sold are in Noe Valley. Yet I don’t get it! Maybe this video will help us to figure it out? (Or not.)

Named after José de Jesús Noé, the last Mexican mayor of Yerba Buena (the original name of San Francisco), Noe owned what is now called Noe Valley as part of his Rancho San Miguel. In 1854, he sold the land to a Mormon immigrant, John Meirs Horner. Despite the sale of his ranch, Noe’s name stuck!
Here are my Top 5 reasons why to live in Noe Valley. (I fear the outrage of friends and clients who live there if I dare speak ill of this neighborhood but I may have a few cons at the end.)


#5. Tech Shuttles to high-paying jobs in SIlicon Valley.

All of the major Silicon Valley employers such as Apple, Google, eBay, Facebook, and Yahoo, have shuttle buses that stop in Noe Valley to pick up their employees and transport them in comfort to their places of employment. We semi-affectionately and slightly derisively refer to these young people as “shuttle bus-ers”.
There are stops at the south end of Noe Valley on Dolores & 30th and smack dab in the middle at Church & 24th. [insert photo]
This was pre-COVID of course, yet the access to get out of town to the peninsula is still a great draw of Noe Valley.

#4. Great weather at Twin Peaks keeps the ocean fog at bay.

It’s typically sunny most of the time and it isn’t as breezy as other parts of the city.

#3. Family-friendly with good schools--both public and private--such as Alvarado Elementary and Claire Lilienthal.

People who can afford to live here do so because of the well-known schools and other desirable neighborhood amenities. In chatting with a local at my favorite Noe Valley restaurant, she shared that the nickname is “Stroller Valley” as there are many families with babies live in Noe Valley and the quality of life is really good for families.

#2. Coffee shops, restaurants and shops on 24th Street, Sanchez, 30th, Dolores and other streets.

I enjoy eating at Noeteca [insert photo] on Dolores with my good friend Marty who has lived in Noe Valley for well over a decade. I highly recommend it. Other well-known and beloved establishments include NOVY, La Ciccia, Uma Casa (Portuguese food), Lovejoy’s Tea Room, Chloe’s Cafe, La Boulangerie, the Farmers’ Market, Haystack, a few cheese shops and many, many more. There is a great olive oil shop where I got some amazing olive oil a few years ago. 

#1. Views from many of the stunning home

Many of them new or recently remodeled—perched on the hills of 27th, 28th, and Diamond Streets offer stunning views!

So my top 5 reasons to live here are the Tech Shuttles, the wonderful sunny weather, it’s family friendly, fabulous restaurants and amazing views!


To be fair, no neighborhood is perfect and even the fabulous Noe Valley has its drawbacks. If I were to share a few “cons” or reasons not to live in Noe Valley, they would be the high cost of housing and the lack of parking. It can take 8-10 minutes—sometimes longer—to find parking. The median price for homes sold the past 90 days is just over $3 million (with an average price of $3.2 million) for a single family home. Of the 289 houses currently for sale in ALL of San Francisco, only 14 (just under 5%) are in Noe Valley. There were 30 sales between June 1 and August 31 of this year. With an average of 10 sales a month, there is just under a 1 ½ months supply of houses for sale. What that means, despite being 1 of nearly 100 neighborhoods and having nearly 5% of the available inventory, Noe Valley is still very much a seller’s market.

Despite being a very expensive city overall because of its desirability, natural beauty, fabulous restaurants and scintillating history, there are some awesome neighborhoods such as Noe Valley with compelling reasons to live in San Francisco.

Noe Valley is one of San Francisco's favorite and most family-friendly neighborhoods. The restaurants are fabulous and the streets are wide and lined with palm trees.

Tech shuttles and MUNI make this a desirable neighborhood for commuters to both tech companies in Silicon Valley and downtown San Francisco.
